We offer studio, one-bedroom, and two-bedroom apartments, each with hardwood floors, spacious closets, and stylish finishes. Layouts range from 311 to 919 square feet, so you’re sure to find a floor plan that fits your needs. Renovated units are also available if you want the full upgraded experience.
Absolutely! We offer live-video tours so you can explore the community, check out different floor plans, and get a real feel for the space, all from your couch. You can schedule a live-video tour directly from our website, or request a guided tour from our leasing team. Prefer to browse on your own time? Just ask, and we'll send you a recorded video tour of the apartments, too.
While our apartments are rented without furniture, we've partnered with CORT Furniture Rental to make furnishing your new space effortless. Choose stylish pieces, flexible lease options, and fast delivery-everything you need to feel at home from day one.
Pricing & Fees
The standard security deposit is $500 up to one month's rent, depending on your screening report. It's a one-time cost, and your leasing team can walk you through exactly what to expect.
Highview & Castle Manor has high-speed internet access available through local service providers. You're not locked into a single option, so you can choose the provider and plan that works best for you.
Rent can be paid through our online resident portal, which makes it quick and easy. If you prefer another method, reach out to the leasing office, and they'll let you know what other options are available.
Tours and Visits
You can request an in-person guided or live video tour directly through our website or by calling the leasing office. Walk-ins are welcome, too, depending on availability. We'd love to show you around. Come see the rooftop deck, the fitness center, the courtyard, and of course, the apartments themselves.
Application and Leasing
Applying is easy and done entirely online through our website. The process is straightforward and secure: you just need to review the availability of the floor plan you prefer. Then, you can click “apply” and follow the instructions to fill in the application, and that’s basically it. Our leasing team is available to answer questions along the way.
Yes, a fee is charged per applicant to cover background and credit screening. Contact our leasing office for the current fee amount.
Please be prepared to provide the following:
• Current government-issued photo ID
• Proof of income (pay stubs, offer letter, or bank statements)
• Employment verification or employer contact information
• Rental history and landlord contact information
Our leasing team will send you the complete checklist when you're ready to move forward.
The standard income requirement is a combined household income of at least 2.5 times the monthly rent. If your income doesn't meet that threshold on its own, a guarantor may be an option. Contact the leasing team for details.
HIghview and Castle Manor offers lease terms starting at 12-months.
Subleasing generally requires prior written approval from management. Check your lease agreement and contact the leasing office for details specific to your situation.
Yes, renters' insurance with a minimum of $100,000 Liability coverage is required to help protect your home and belongings in your apartment. You will be asked to provide proof of active insurance before moving in. If you have any questions about the coverage needed, our leasing team will be happy to walk you through the details.
The leasing office will reach out before your required notice period with renewal options. You won't need to figure it out on your own; we’re here for you.
In Washington, DC, rent control limits how much a landlord can increase your rent each year. That means your rent increases are regulated, which can make for more predictable costs over time.
Yes! We offer leasing specials that vary throughout the year, so check our website to see what's currently available. We also proudly offer special incentives for Active Duty U.S. Military members, daycare workers, K-12 teachers and staff members, Police Officers and Firefighters - ask our leasing team for more details.
Pets
Yes! Highview & Castle Manor is a pet-friendly community welcoming both cats and dogs. Up to two pets per apartment are allowed. Breed restrictions apply for dogs, so be sure to check with the leasing office about your specific pet.
There is a one-time pet fee of $500 per pet, plus $55 per month in pet rent, for both cats and dogs. It's a reasonable cost to give your furry family member a great home in the city.
We have a dedicated dog park on-site, pet washing station, and Meridian Hill Park is just a five-minute walk away, a wonderful spot for a daily outing. The neighborhood is very accessible, which your pet will appreciate just as much as you will.

Yes, there are shared laundry rooms on-site, as well as Dryy Drop dry-cleaning and laundry service.
Yes, bike storage is available on-site. Washington, D.C. is a fantastic city to get around by bike, and with a Bike Score of 93 (Biker's Paradise), the neighborhood makes it especially easy. Ask the leasing office about access details.
Yes, high-speed internet access is available through local service providers. The building is cable-ready, and our leasing team can share a list of available providers for the property.
Parking
Yes, Highview and Castle Manor has an on-site parking garage at an additional monthly fee. Contact our leasing office for current rates. There’s also off-street parking available.
We don't currently have on-site EV charging, but there are public EV charging stations available in the area for your convenience. You can check our Neighborhood page’s Fueling Stations section for the closest EV charging stations. Contact the leasing office if you'd like help locating the nearest options.
Move-In and Move-Out Support
Move-in costs typically include your first month's rent and security deposit. Our leasing team will provide a full, transparent breakdown of all upfront costs in your lease documents before you sign.
You're encouraged to make the space your own. Minor personalization is generally fine, but We want to make you feel at home and to make your place your own, but some restrictions apply. Before painting, hanging items, or making any modifications, check your lease agreement or ask management. We're happy to clarify what's allowed. Keep in mind, it is essential that your home is returned in the same condition it was received.
Early termination policies are spelled out in your lease agreement and may include fees or a required notice period. If your situation changes, contact the leasing office as early as possible; communication goes a long way.
Your lease will specify the required advance notice of 60 days in writing. At move-out, we'll conduct a walkthrough of your apartment and provide a checklist ahead of time to help you maximize your deposit return.
Under DC law, landlords are required to return security deposits within 45 days of the lease end date, along with an itemized statement of any deductions. Leaving your apartment in good condition and providing your forwarding address are the two most important things you can do to speed things along.
Maintenance and Requests
Log in to the resident portal to submit a maintenance request at any time. You can also contact the management office during business hours.
Our team works to address routine requests as quickly as possible. Emergency maintenance is available 24/7, so you're covered no matter when something comes up.
Community and Lifestyle
Yes, quiet hours are enforced from 10 pm to 7 am so that everyone can enjoy their home comfortably. We want this to feel like a real community, and mutual respect is a big part of that.

We are located in the Columbia Heights neighborhood of Northwest D.C., about two miles north of downtown. The U Street Metro station (Green/Yellow Line) is 0.6 miles away (about a 10-minute walk) and the Columbia Heights Metro station is just 0.7 miles in the other direction. Metro bus routes D44, D50, and D5X are nearby. With a Transit Score of 82, and a Bike Score of 93, getting around without a car is very doable.Â
Highview & Castle Manor is a non-smoking community. Specific policies on designated smoking areas, if any, are outlined in the lease agreement. Contact the leasing office if you have questions before applying.
